Mill Farm Holidays has been part of a family's livelihood for more than 20 years.
But the success of the north Norfolk holiday business could change if plans to use its caravan site as part of a major housing development are given the green light.
Plans to build 47 homes off Mill Road in Wells-next-the-Sea were submitted by Holkham Estate in July.
The development includes the caravan site at Mill Farm, which has five caravan pitches and nine horse paddocks.
The plans have since been met with strong objection after being submitted to North Norfolk District Council and Tiffany Wright, who helps run Mill Farm Holidays with her family, has also expressed her concern.
The 31-year-old said: "We have been working this farm to perfection for the last 25 years and our customers love it here because there is so much space.
"The estate has been very transparent about their plans but there are other sites in the town they could have used.
"There is very clearly a need for housing in Wells but it's just not the right site."
Miss Wright confirmed the estate has offered to help her relocate the business to the other side of the property.
However, she is concerned the proposed site is too small and she will subsequently lose customers.
She said: "It isn't the same size so we wouldn't be able to replace the same business.
"As loyal tenants, we promote everything Holkham does and we promote everything we can about the town.
"But some of our customers, who have been coming here for years, have said the town is becoming too commercial and it's just not the same anymore."
James Bracey, general manager planning and development at Holkham Estate, said: "The initial formal assessment of the site at Mill Road was undertaken by North Norfolk District Council in 2017.
"NNDC's proposed submission, which included the site at Mill Road, went out for public consultation in early 2022.
"The alternative site, land on New Farm to the south-east of Wells, was side-lined by NNDC from the 2022 consultation."
A decision is expected from NNDC on November 7.
